Building an offshore hotel is not just a construction project; it is a combination of engineering, management, decision-making under pressure, and the creation of a lasting experience. Toranj Marine Hotel is one of the most unique tourism projects in Iran, requiring precise coordination between design, execution, and complex marine construction management. From the earliest design stages to final operation, this project followed a challenging yet valuable journey that now stands as an important part of Manaman’s executive experience.

Project initiation: From design to permits.

he Toranj floating hotel project began in autumn 2012, after nearly one year of administrative efforts to obtain the required permits. The goal was to design and construct a hospitality complex over the Persian Gulf waters—offering a completely different experience of staying on the sea. During the conceptual phase, the focus was placed on:

  • Direct connection with the sea
  • Unique hospitality experience
  • Maximum utilization of the coastal environment

Construction Challenges in a Marine Environment

Marine construction is fundamentally different from conventional building projects. Tidal conditions, limited access, corrosion risks, and logistical constraints were only part of the challenges faced.

One of the major difficulties was pile foundation installation under conditions where the use of heavy marine vessels was not possible due to shallow water and environmental restrictions. As a result, alternative construction methods were developed based on tidal conditions and environmental limitations.

Project Management Under Complex Conditions

Throughout execution, the project faced following challenges:

  • Financial limitations
  • Sanctions and supply constraints
  • Difficult logistics for materials and equipment
  • Harsh climatic conditions in Kish Island

In several phases, construction activities were carried out 24/7 to maintain the project schedule and ensure continuous progress.

From Design to Execution and Operation

In the Toranj project, management was not limited to execution alone; it covered the entire lifecycle from design to final operation. Omran Norouzi was involved from the initial design phase through construction and final delivery, and the experience gained from this project has become part of Manaman’s core engineering and management philosophy.

Technical and Execution Details

Marine projects require precision in every detail. In this project following actions were implemented to ensure durability and performance.

  • Pile protection and insulation systems
  • Moisture-resistant MEP design
  • Wastewater transfer and treatment systems
  • Use of lightweight structural systems such as LSF
  • On-site temporary workshops

Project Completion and Opening

The project reached initial operation in February 2016 and was officially inaugurated in April 2016, and It quickly became one of the iconic tourism developments in Kish Island.
